This follows an in depth review of the development proposals for Vineyard Gate.

The new scheme comprises some 140,000 sq ft on two levels, with direct access to Eld Lane. Some 25 new shops and restaurants will be included as well as a car park. There will be two anchor store of some 20,000 sq ft and 50,000 sq and units ranging in size from 3,000 sq ft – 8,000 sq ft. The Council has approved the Heads of Terms for the project which we are confident can now move forward quickly."

Paul Caddick, Chairman of Caddick Group said 'we have been working with the Council's Officers and advisors for some time to find the right solution for Vineyard Gate. We are confident that the new scheme is realistic and deliverable and are looking to forward to working with Colchester Borough Council to deliver the project'.

TRINITYLEEDS RE-STRUCTURE
19 November 2009

Caddick Developments and Land Securities have restructured their joint venture partnership in regard to TrinityLeeds, giving Land Securities 100% ownership of the project with Caddick Developments maintaining a long term interest in the project's success.

Commenting, Paul Caddick said: "The rescheduling of the Trinity project has moved the scheme away from our development profile for projects of this nature. Our restructured arrangements will allow Land Securities full flexibility in how and when they take the scheme forward while leaving ourselves a continued interest in the project and its eventual success."

Bob De Barr, Project Director for TrinityLeeds, added: "We felt it was the right time for Land Securities to own TrinityLeeds outright. Caddick Developments has made a great contribution to progress the scheme and this has been recognised by the way of a carried interest. Our confidence in TrinityLeeds continues to grow as we work towards a 2012 opening."
NEWBURN DEVELOPMENT OFFERS GATEWAY TO THE REGION
22 June 2009

The North East region's development sector was handed a significant boost on Thursday 18th June with the official launch of Gateway West.

With doors now open and ready for business, the £30million scheme offers a total of 230,000 sq ft of high specification office and industrial accommodation.

It provides a rare chance for firms to secure a base beside the popular A1 corridor on one of region's most prestigious business parks, Newburn Riverside.

Developers, the Caddick Group, funding partners, CBRE Investors and supporters, One North East, believe Gateway West is ideally positioned to serve Tyneside and will provide growing businesses with a unique opportunity to acquire the very latest in purpose-built, state-of-the-art office and industrial accommodation.

Director at the Caddick Group, Myles Hartley, said: "The completion of this project highlights our insightful approach to high-quality, sustainable development and an end result that will be well-received and valued by the commercial property market."

Margaret Fay, who officially launched the completed development, said that businesses had been given an ideal opportunity to take-up residence north of the Tyne.

She said: "Gateway West is an ambitious scheme that gives us hope for a bright future for Newburn Riverside and for the commercial development sector in the North East.

"The Caddick Group has shown great ambition and confidence in these difficult times by pressing on with this impressive development.

"We have been watching the site's progress with great interest and the quality design throughout the two buildings is a credit to all who have been involved."

Gateway West's two contemporary office buildings each offer three floors of inspiring work space. Building No.1 totals 31,389 sq ft and Building No.2 provides 21,552 sq ft within a landscaped environment.

Agents are already reporting interest in the twelve industrial / warehouse units ranging from 5,288sq ft to 49,967 sq ft – with larger units benefiting from generous yard space.

Well-connected to local transport links, companies looking for new industrial space will benefit from good transport links north and south via the A1 and A69, as well as close proximity to Newcastle International Airport and the Port of Tyne.

Gateway West has been awarded a BREEAM Excellent Rating due to the incorporation of a number of sustainable features such as a solar thermal hot water system, energy saving lighting, rainwater harvesting system and on-site cycling, walking and running route.

Available immediately, this significant amount of quality stock has been released onto the open market at a time when firms are looking to get the best possible value from commercial property assets.

Robert Patterson, director of agency and development at Sanderson Weatherall, joint agents with GVA Grimley, responsible for marketing Gateway West, said the scheme offers 'something special' for the region's commercial property sector.

Robert said: "There is a limited choice of BREEAM Excellent space here in the North East, so there is great potential for firms looking for space available for sale or let. A strong environmental focus is a significant deciding factor for many organisations looking for commercial property and Gateway West offers these green credentials and affordable running costs in abundance."

HEALTH SECRETARY OFFICIALLY OPENS BUCKSHAW RETIREMENT VILLAGE
15 April 2009

Health Secretary Alan Johnson officially opened the £45 million Buckshaw Retirement Village near Chorley in Lancashire on Wednesday 8th April.

Mr Johnson met staff, residents and their families of The Lodge dementia care centre and The Grange assisted living facility. The Grange offers a real alternative for people who need assistance but don't want to move into a traditional care home.

The village's third distinct community is The Court, which is for residents who are active and independent but like the idea of home ownership in a village community.

Mr Johnson said: "People are living longer thanks to advances in healthcare, but we need to ensure that those extra years are quality years. Older people are as diverse as any other group in society and we are committed to tailor health and social care to the needs of the individual. That is why facilities such as the Buckshaw Retirement Village are so important. They offer a range of options, providing support yet enabling people to live as independently as possible for as long as possible."

Developed by Oakbridge Retirement Villages (a joint venture between Caddick Developments Limited and HICA), Buckshaw Retirement Village is the forerunner of what will be a number of villages to be built by Oakbridge throughout the UK.

Oakbridge Chief Executive Andrew Stow said: "We are delighted that Mr Johnson was able to perform the official opening ceremony at Buckshaw. The village is all about providing people with lifestyle choices – they have the option to live independently, to have assistance available when required or, for those with dementia, to live in the most advanced care facility in Europe."

"There is also now the opportunity for people to benefit from the assisted living facilities at the village through accessing the Government's new personal care budgets, which provide them with a choice and a say in how their housing and care needs are met," he added.

"Buckshaw Retirement Village is a major investment for Oakbridge and we are proud of what we have created. We believe we have raised the bar in terms of setting new standards in retirement living."
BUCKSHAW RETIREMENT VILLAGE WINS BEST CARE VILLAGE AWARD
15 April 2009

Staff and residents at the £45 million Buckshaw Retirement Village at Chorley in Lancashire are celebrating the news that it has been judged the best care village in the UK.

Developed by Oakbridge Retirement Villages (a joint development between Caddick Developments Limited and HICA), Buckshaw beat two other retirement villages in the national finals to gain the top award in the prestigious Pinders Healthcare Design Awards.

The news is also cause for celebration for the Alzheimer's Society – as the retirement village's nominated charity, the Society has already received £500 after Buckshaw gained a finalist placing and now receives a further £1500 prize following Buckshaw's success in the national finals.

Representatives of Oakbridge Retirement Villages and its architects, DLA, collected the award at a luncheon and presentation held at Lords cricket ground in London.

Jon Chapman, a Director of Pinders, said: "All three villages which reached the finals were very good but the judges felt that Buckshaw Retirement Village stood out significantly from the others. The concept and layout of the village works extremely well and is very impressive."

The industrial element comprises 12 high quality buildings ranging in size from 6,000 sq.ft. to 50,000 sq.ft. We will complete the remaining seven industrial units and the office accommodation in May this year".

The newly-completed units all have integral offices, electric loading doors and minimum 7m internal eaves height (10m height for the 50,000 sq. ft. one). They are an ideal solution for distribution/warehouse or light industrial occupiers.
